Over the past few years, Gonio has become one of the fastest-growing real estate markets in Adjara.
According to Galt & Taggart, property prices have shown consistent growth. In December 2022, the average price was around $1,266 per m² in white frame condition (approximately $1,566 per m² turnkey). By December 2025, the average price had increased to $2,048 per m².
By the end of 2025, Gonio ranked third in property prices in Batumi, following only the central districts.

New Batumi-Sarpi Highway: Less Traffic, More Comfort

Currently, the existing coastal road from Sarpi to Batumi runs along the seaside, serving both as a resort route and a transit corridor.

In 2025, the Government of Georgia, in cooperation with the Asian Development Bank (ADB), signed a loan agreement between Georgia and the ADB, which envisages the construction of an approximately 11-kilometer, primarily two-lane highway from Batumi to Sarpi.

According to the project, it includes an 11.3 km two-lane road section, a 7.6 km tunnel, three bridges (including a 1.47 km viaduct), and a 500-meter coastal protection structure (source: bm.ge).

The implementation and construction supervision period is estimated at around 48 months, with project completion expected approximately by 2029.

Once the new highway is operational, the main transit traffic will be redirected away from the coastal zone, while the existing seaside road will become significantly less congested. For Gonio, this means a quieter environment, improved comfort for tourists, and increased attractiveness of the area as both a resort and investment destination.

Long-Term Development: A New Resort Hub on Batumi’s Coastline

In addition to the projects scheduled for completion by the end of 2028, large-scale development concepts for the coastal area are being implemented in Gonio.

According to published master plans and developer presentations, the district is set to transform into a multifunctional resort destination featuring a private marina with over 180 berths, an artificial lagoon, a pedestrian promenade, hotel and residential infrastructure, retail galleries, restaurants, and wellness centers.

The first phase of these projects is expected to be launched between 2028 and 2029, while the full development of the area is planned over a long-term horizon of 8-10 years.
